PROPERTY MANAGEMENT
BNB Developments has been involved in property management for over 20 years, and has been directly responsible for units since 2004. BNB has been involved with some Great tenants as well as some not so great ones. Through proven screening processes, thankfully most of the undesirable issues have been eliminated. We believe that the rented dwellings are individuals homes, and these individuals should be treated with the respect that anyone would want to be shown in their home environment. However, with this being said these units are also investment properties for others and need to be cared for and maintained in a proper manner. BNB takes great pride in trying to accomplish both goals of respecting ones home and caring for the investment. In most situations BNB is able to handle, fix, and repair anything within a given unit-with the exception of properly certified trades( ie. Electricians, Plumbers, etc). This is beneficial to both the tenants and owners because only one party is entering into the residence, as well as one person is able to explain the situation to all involved. In many cases this also reduces the cost for the Owner.
Another important benefit of BNB is that we do not handle the money. Tenants write the cheques directly to the owners, or make direct deposits into the owners accounts. The Owners are also aware of who is in their units, and the current lease agreements. BNB is only paid a fee from the owner to care for the property and tenant(s) on a monthly basis; unless hourly rates are needed for additional repairs. Many other companies will lease a property from the owner, and then re-rent it to the tenant at a given price increase...thus keeping the difference in funds. They will also usually charge the owner an added monthly fee. This is not the case with BNB Developments.
In some other cases a tactic that is used by property managers is to Charge the owners for management and all relating expenses, but then they rent the unit out to the tenant and make them responsible for all maintenance. In our experience most tenants, are tenants, because they don't want the responsibility of maintenance, don't know how to properly maintain things, or simply just don't care. So for a property manager to put this burden on the tenants, usually starts the property into a downward spiral by increasing long term maintenance costs, diminishing property value, and an obviously shorter building life expectancy.
